Flooring is two estimates that pretend to be one: the covering, and everything under it. The covering follows the area and the pattern; the preparation follows the substrate, which nobody can see until the old floor is up and which decides whether the job takes a day or a week.

How flooring is measured

Square metres for the covering — converted to packs, or to a roll length at a fixed roll width, which makes the room's shape matter — and depth-based volumes for levelling compound and screed. Transitions and edge trims are linear and come from the doorways.

What gets left off a flooring order

  • Roll width. A 4 m wide vinyl in a 4.2 m room is a seam and a large offcut, and that is a fact about the room rather than the product.
  • Pattern repeat and direction, which add waste that has nothing to do with the perimeter.
  • Levelling. A floor that is out by a few millimetres over its length is bags of compound, and the depth is a range rather than a number until it is measured.
  • Expansion gaps and thresholds at every doorway and at every change of covering, which is where a floating floor is made or ruined.
