There is no honest national average cost per square metre: the figure varies by a factor of four across regions, moves every quarter, and a site that publishes one is inviting people to budget against a number that was never true for their project. Every rate here is yours to supply.
What these pages contribute instead is structure — the order in which contingency, professional fees and tax compound, the elements that are routinely left out of a builder's quote, and the difference between a material cost and a client price. Someone holding one quote and this structure can work out what the quote does not cover, which is usually the question they actually have.
