About this job

A floating floor is bought by the pack and laid by the room, and the gap between those two facts is the whole estimate. Packs cover a stated area, boards come in a fixed length, and the offcut at the end of each row only starts the next row if it is long enough to be worth starting one with — which is why a complex room with bays and returns takes materially more than its area, and a plain rectangle takes barely more than the pack rounding.

The levelling row is the one that decides whether the floor is quiet. A floating floor bridges a dip rather than following it, and every bridged dip is a click underfoot for as long as the floor is down. Three millimetres over two metres is the usual tolerance, and a floor that fails it needs compound before it needs boards — which is a bagged product, a drying time and a day, not an afterthought.

  1. Let the boards acclimatise in the room, unopened, for as long as the maker says.
  2. Check the subfloor with a straightedge and level anything outside tolerance.
  3. Lay the underlay, taped at the joints, with the moisture barrier the right way up if it has one.
  4. Set out so the last row is not a sliver — measure the room and split the difference across the first and last.
  5. Keep the expansion gap at every edge, including around pipes and door frames.
  6. Trim last, fixed to the skirting or the wall and never to the floor.

  • The expansion gap's cover: beading, thresholds and door bars, all of which are lengths rather than areas.
  • Removing what is there now, and disposing of it.
  • Trimming door bottoms, which almost every floating floor needs and which is a joinery job.
  • Underfloor heating compatibility — board thickness, underlay and the maker's maximum surface temperature all interact, and none of them is derived from an area.
