About this job

A SIP wall arrives as a kit of large panels: two skins of oriented strand board glued to a foam core, each panel as tall as the wall, joined edge to edge by a spline and locked in by a plate at the foot and the head. The panel is the stud, the cavity fill and the sheathing at once, so the rows here are fewer than a framed wall's: panels, then what goes over them outside and what lines them inside.

The panel count is the one that matters most and the one least forgiving. Panels are made to order, often cut in the factory with their openings already in, and a shortfall is a lead time, not a trip to the yard. The panel row buys every panel at full height and lists the count if every off-cut were reused, so you can see the gap between the two before the order goes in.

Outside, a SIP is still sheathing that must stay dry: the facings are wood, and the wrap and a drained cladding over it are what keep them so. Inside, the board goes straight onto the inner facing, usually with no stud to find; your panel maker states the fixing for it.

The order this happens in

Quantities do not tell you the sequence, and on this job the sequence is where the money goes wrong.

  1. Check the slab or deck for level and square, and set the bottom plate on its sealant to the panel layout.
  2. Stand the first panel at a corner, plumb it, and fix it to the plate; seal and fit each spline as the next panel goes on.
  3. Cut or receive the openings as the layout gives them, with the lumber that lines them.
  4. Fit the top plate, and the cap plate where the design has one, lapping the joints at the corners.
  5. Seal every panel joint as the maker's details ask, then wrap the outside face from the bottom up, lapping each course.
  6. Fix the cladding over the wrap, on battens where the cladding needs a drained gap.
  7. Line the inside face with board once the services are in, fixed as the panel maker instructs.

What this takeoff does not cover

  • The panel design: its thickness, facing, spline type and the headers over openings are the maker's load charts and the designer's; the panel row counts what you choose.
  • The lumber that lines each rough opening, the corner and end posts, the panel sealant, tape and the long panel screws, which the maker's details list.
  • Openings are not deducted from the wrap, the cladding or the board: each is the gross wall, which over-orders on a heavily glazed wall.
  • Lifting: large panels may need a crane or a telehandler, which depends on the site and the panel size.
  • Trims, flashings at openings, corners and starter strips, and the battens for a drained cladding.
  • Taping, finishing and painting the board, and any vapour control, which the panel maker's details and the climate decide.
