Job takeoff
Eaves and rainwater takeoff
Fascia, soffit, gutter, hangers and guard — five trades off one total eave length.
A takeoff is the trade word for the shopping list a job produces — every material, and how much of each, worked out by its own cited calculator.

Fascia Board CalculatorFascia in stock lengths.
Why this quantity?
Resting on
The cut and scarf allowance: the calculator's working figure, a trade convention. | 8 x 12 ft boards
Soffit Panel CalculatorSoffit for the overhang — specify vented panels if the roof vents at the ridge.

Resting on
The waste allowance: the calculator's working figure, a trade convention. | 11 x 12 sq ft panels
Gutter CalculatorGutter sections for every run. The calculator divides one run, so this row's eave length is yours plus 4 m (13 ft) for each gutter run after the first: each run is cut from its own sections and rounds up on its own. The count is never short; it is at most one section over for each run after the first in metric, and at most two in imperial. The row's own eave length and downspout figure describe that longer figure, not your runs.
Why this quantity?
Resting on
| 10 x 10 ft sections | |
Gutter Hanger Spacing CalculatorHangers at the standard 36 in (about 900 mm) centres. The calculator hangs one run, so this row's eave length is yours plus 6 ft (1.83 m) for each gutter run after the first: two spaces, for that run's own end hanger and its own rounding up. The count is never short, and at most one over for each run after the first; the row's own eave length and hanger centres describe that longer figure, not your runs. Where snow or ice loads the gutter, use 24 in (about 600 mm), which the hanger calculator offers; the same 6 ft is then three spaces, one more spare per extra run.

Estimates, not a quote. Each row gives its base, the allowance on top, the adjusted figure and what to order; change an allowance on the row, or open its reasoning to see every figure it rests on. A trade's own page carries what it does not cover — open the one you are about to order against.
Labour and programme
Person-hours for the rows going in, from trade rules of thumb: a range for each piece of work, never a price.
- Fascia Board19 h (9.6–48)
- Gutter11 h (5.6–22)
About 30 person-hours in the rows that carry them, between 15 and 71.
Trade by trade
- Carpenter1 carpenter + 1 labourer1 day
- Roofer1 roofer + 1 labourerhalf a day
About 2 days, one trade after another at eight hours a day. Left out: drying and curing, deliveries, inspections, trades overlapping.
3 rows carry no hours of their own
- Soffit Panel: counted with Fascia Board
- Gutter Hanger Spacing: counted with Gutter
- Gutter Guard: no rate for its work here yet

About this job
The eave is the only part of a house where five different products are all measured along the same line, which makes it the cheapest assembly on the site to get right and the one most often ordered piecemeal. Fascia, soffit, gutter, hangers and guard all follow the total eave length, every eave added together; only the soffit needs a second dimension, only the hangers need a spacing, and the gutter and hangers also need the number of separate gutter runs, because each run has its own ends and is cut from its own lengths.
Soffit is the row that carries the ventilation. A boxed eave with no air path starves whatever is venting at the ridge, and a ridge vent with no intake will pull its air from inside the house instead — which is warm, wet air arriving in a cold roof space. Vented soffit panels are the same length of material and a different product, so the quantity does not change and the outcome does.
Hanger spacing is not decorative. It is what decides whether a gutter full of water in February keeps its fall or sags in the middle and holds a puddle, and it tightens in a climate that gets snow sliding off the roof above it.
How each line reads
- Base
- What the calculator gives for these dimensions, before anything is added.
- Allowance
- Cutting waste, a lap or spare stock — named, with where it comes from, and changeable on the row.
- Adjusted
- The base with its allowance on top.
- Order
- What to buy: the adjusted figure in whole boards, bags, rolls or lengths.
The order this happens in
Quantities do not tell you the sequence, and on this job the sequence is where the money goes wrong.
- Replace any rotten rafter tails before the fascia hides them.
- Fix the fascia to a line, not to the rafter ends — the ends are rarely in one plane.
- Fit the soffit into the fascia and the wall channel, keeping the ventilation path clear.
- Set the gutter to a fall towards the outlet, checked with a level rather than by eye.
- Hang at the spacing, closer where snow or a long run demands it.
- Fit the guard last, and only after the gutter has been tested with a hose.
What this takeoff does not cover
- Downpipes, outlets, shoes and everything below the gutter.
- Rafter tail repair, which is the commonest hidden cost on this job.
- The roof covering and its drip edge, which have to be lifted and relaid at the eave.
- Corners, stop ends and mitres — counted by number rather than by length.

- Which calculators does the fascia, soffit and gutter takeoff run?
- 5 calculators, one to a line: Fascia Board Calculator, Soffit Panel Calculator, Gutter Calculator, Gutter Hanger Spacing Calculator, Gutter Guard Calculator. Each has a page of its own with its formula and its sources; the takeoff runs them all on one set of dimensions.
- What does the fascia, soffit and gutter takeoff leave out?
- 4 things, each named on this page: Downpipes, outlets, shoes and everything below the gutter; Rafter tail repair, which is the commonest hidden cost on this job; The roof covering and its drip edge, which have to be lifted and relaid at the eave; Corners, stop ends and mitres.
- Can I check a quote for this job against the takeoff?
- Yes. The fascia, soffit and gutter quote check reads a quote's lines against these same calculators and your measurements, and reports what it leaves out, what it adds and what to ask. It reads quantities, never prices.
