About this job

This takeoff sizes two heating systems as alternatives: a WET underfloor loop — pipe at a spacing, fed from a manifold — and an electric mat. The two are different systems with different build-ups, different depths and different people installing them, so a project prices one of the two rows, never both. The mat row's figure is the heatable area, not a mat: the floor less the fixtures and a setback at every wall. What you buy is the largest mat in the maker's size list that fits inside that area, because a mat's cable cannot be cut to fit and a mat one size too big has to go back. The row's breakdown names the largest standard mat that fits: a metric size from 1 to 12 m², or in imperial a whole-square-foot mat from 10 to 100 sq ft. Check it against the maker's own list.

The heated part is smaller than the room in every bathroom. Nothing heated goes under the bath, the WC pan or a fitted vanity, because heating a floor nobody stands on wastes the output and because a mat under a fixed fitting cannot be reached if it fails. The tile follows a different rule: it runs under the WC and a pedestal but stops at the bath and fitted units, which is why the takeoff asks for those two footprints separately.

Crack isolation is the row that keeps the tile on. A heated floor moves as it cycles, and a rigid tile bedded straight onto a moving screed is a tile that debonds along its weakest line — usually within a year and usually across the middle of the room.

  1. Confirm the finished floor height early — a heated build-up raises it, and the door will need easing.
  2. Insulate below the loop or the mat, or the heat goes into the slab instead of the room.
  3. Lay and fix the pipe at its spacing, or roll out the mat, keeping either clear of the fixture footprints.
  4. Pressure-test a loop and leave it under pressure while the screed goes in; test a mat's resistance before and after it is covered.
  5. Bond the crack-isolation layer over the cured screed or levelling compound.
  6. Tile with a flexible adhesive, and bring the heat up slowly the first time.

  • The manifold, pump, actuators, controls and the connection to a heat source.

  • Insulation under the loop or the mat, which is what decides whether the system is efficient.
