About this job

A bathroom is the smallest room in most houses and the most expensive per square metre, because almost every trade comes through it and each one is working in two square metres (about 20 sq ft) with the door shut. That is why the estimate behaves differently from every other room: the area barely moves the number, and the fixture count moves it a great deal. Two identical rooms, one with a shower over the bath and one with a separate enclosure, differ by thousands and by nothing at all in floor area.

The ventilation row is here because it is the one that gets left out and then causes the failure. A bathroom without adequate extract puts every litre of shower steam into the plaster, the paint and the joinery, and the resulting mould is read as a waterproofing failure when it is a ventilation one. The airflow figure follows the room's volume, so it is the one number on this page the dimensions genuinely decide.

There is no cost row, and the reason is a rule rather than an omission. The site's cost calculators ship with every rate set to zero, because a construction rate is local, current and somebody's commercial position, and inventing one would be inventing a price.   1. Strip out, and find out what is behind the old tiling before committing to a layout.
  2. First fix the plumbing and electrics, including the extract duct run to outside — not into a loft.
  3. Set the bath or the shower tray level and solid, prove its waste, and pressure-test the new pipework while every joint is still in sight, before a board goes on the walls or back on the floor.
  4. Board the walls and floor in a tile backer rated for wet areas.
  5. Tank the shower zone and the floor, and let it cure for its stated time.
  6. Tile, grout, then silicone the movement joints rather than grouting them.
  7. Second fix the fixtures, run water through each one and check every joint, then the panels go back.
