Why block, and why here

Along a hot, humid coast, termites and rot shorten the life of anything wooden near the ground, and storms test every connection twice a year. Many builders there lay the exterior walls in hollow concrete block on a strip footing, fill selected cells with grout and bar, and tie the top of the wall together with a bond beam before the roof goes on.

In this example the estimator runs the masonry wall takeoff with the block unit chosen. The block row counts stretchers for the wall less its two bond-beam courses, at the stretcher height, with each door and window taken off where it actually sits in that height; the bond-beam row counts U-blocks for the full length, because a bond beam runs on over the openings.

Sizes by market

With imperial showing, the rows lay US modular units, 16 × 8 in faces; with metric showing, 440 × 215 mm blocks laid on a 10 mm joint. The two are not the same block, so the counts differ by more than the unit conversion would suggest. Order what your supplier stocks and switch the page to match.

Inside, the partitions are ordinary stud walls boarded on both faces; their joint compound row covers both sides of each, less the seven interior doors' own areas. Block is cold to the touch and hard to fix into, so many builders fur the inside face with treated strips before boarding, while others plaster straight onto it. Decide which before the partitions are set out, because the lining moves every inside dimension by its own thickness.

A roof for rain

A 4 in 12 pitch is low for asphalt shingles but within what most makers accept. There is no ice-dam strip: winters here never freeze an eave, so the count is set to 0 and the underlayment covers the whole slope. Wide 600 mm (about 2 ft) eaves keep the afternoon sun and the rain off the block face.

What this list leaves to you

Grout and reinforcement in the cells beyond the bond beams, lintels over the openings and the wall's resistance to wind are design decisions; the rows count the courses as set, not what a hurricane code may require. The interior finish of the block, plaster or furring and board, is not counted either.
