Frequently asked questions

Why is primer not optional?
Because it is doing the actual bonding. EPDM is a cured rubber with a low-energy surface that tape will not stick to reliably on its own; the primer chemically prepares that surface. A seam taped over unprimed or under-primed membrane looks perfect on the day and peels within a season or two. It is the single most common cause of EPDM seam failure.
What is a T-joint and why does it need a patch?
It is the point where three membrane sheets overlap — the corner where two field seams cross. The step in thickness there makes a reliable seal impossible with tape alone, so manufacturers require a moulded or cut cover patch over each one. They are easy to miss when counting, because they are neither field seam nor flashing.
Tape or liquid adhesive for the seams?
Tape is more consistent and far less weather-dependent, which is why it has largely displaced butyl adhesive on new work. Adhesive still appears on repairs and on some detail work. What matters more than the choice is that either one is applied over a properly cleaned and primed surface, at the temperature the manufacturer states.
How do I know a seam is actually sealed?
Probe it. Running a blunt seam probe along the edge of a completed seam finds voids and fishmouths that are invisible from above, and it is standard practice on a quality-controlled installation. It is worth doing on the day, when a failed length can simply be redone.
